Thain can correct me if I'm wrong, but I read this to mean "profit".

As in, (hypothetically) like a $1,200 mortgage, that he rents for $1,500 a month, turning him a $300 a month profit, while the house also pays for itself.

If I'm wrong about that, then yeah, that's pretty nuts. I live in the burbs and pay several times that for half a house.

yeah, I'm reading it that way too, it rents for $300 more than he pays for it. Mine is similarly not a money maker but I knew that going into it. I come out about $200 ahead each month and any vacancy or repair will erase that. if i can pay off the mortgage and just get the straight rental income though......... that is the dream. may not be able to last as long if I end of decided I need to buy a new place and thus have to sell it to get the down payment, but right now it's good.



Also, does this mark the official transition of the unofficial streetlight manifesto message board to an adulding board? several of us are talking about real estate investments, at least three in terms of renting out properties.

Mmm, love me some low fee index funds!

I'm not looking into renting anything out right now, but a few years ago after I bought my house I was considering getting another as an investment property since it was very apparent the Austin market was about to start booming. My house is very south, about 10 miles out of downtown and one day I would like to move closer, but don't necessarily want to give up my property, so I always like to hear perspectives from people who are or have been landlords.
